Why should I have a Broker referred to me?

As a Real Estate Brokerage, we have the unique industry tools to refer the most qualified Local Expert Broker to you based upon their successful experience and investment within your neighborhood - the things that matter most in selling your home!

Will I have to pay an extra commission to have you refer me to someone else?

No. The Referral Fee paid between Licensed Real Estate Brokers comes out of the receiving Broker's commission upon the successful sale of the property.  There is no "added" costs to you, the Client!

A house just recently sold down the street, why not just hire that Broker?

That Broker may be the person we refer to you, but we will verify that by researching who is the most successful and knowledgeable Broker for your neighborhood.

Why do Brokers refer clients to each other instead of just selling the property themselves?

In general, a Broker will refer a client for a small fee to another Broker due to:

  • Distance - The property is in another city or state.
  • Expertise - The property type is outside the Broker's working experience.
  • Agency Specialty - Referral Agency or Relocation Company whose business is to offer Broker Referrals.

Good Client Referrals is a business cornerstone of any successful Real Estate Broker!

Smalley Real Estate Group is exclusively a Referral Agency, finding Your Neighborhood Expert among the over 46,000 Real Estate Brokers out there!

Are these Brokers you’re referring me to just your friends?

A Broker is referred based upon their continued demonstration of being the Local Expert Broker of your city, county, and neighborhood.

Why not just use a Big-box Brokerage? They must know what they are doing to be so big.

Successful expertise of the individual Broker is the only criteria that matters, whether they are with a Big-box Brokerage or a smaller Boutique Agency.

Why not use the house flipper offering a fast and easy cash deal?

Fast and Easy means offering you a well-below market price! Flippers tidy up the property a bit, then quickly resell ("Flip") the house for a profit. Checking with a Local Expert Broker is always a good first step before considering selling your home for too little!

Houses sell real fast these days, I'll just sell it myself by owner.

While For Sale By Owner sounds good and is possible, a modern sale is complex and proper conveyance of real property is best handled by a professional. Let us recommend a Local Expert Broker, and then you can decide if this is something you can successfully manage yourself!

Does my Broker need to be a Realtor®?

No. All Colorado Real Estate Brokers are licensed by the State. While a Board Membership can be a good source of education and information, this is widely available from many other sources.
